At JamesEdition, we care a great deal about the quality of our listings. We aim to ensure that the expectations of our affluent buyers match reality by carefully filtering all items listed on the website. Moderation also helps sellers improve their listings and attract even more buyers.
We constantly monitor our rules, edit them, and add new ones. Below are the updated moderation rules categorized by key listing aspects to guide your listings on JamesEdition:
Price Requirements
- Minimum Price Threshold: Properties must have a minimum sale price of $490,000 (or equivalent in other currencies based on current exchange rates).
- Disproportionate Prices: Property listings must have real, correct, and market-aligned pricing.
Image Requirements
- Image Size: All images must be high-resolution to ensure clarity and quality. The minimum image resolution is 800 x 600 pixels, listings with lower-resolution images will not be accepted
- Image Count: Listings must include at least two images. Additionally, we recommend not publishing more than 100 images per listing to ensure optimal user experience and platform performance.
- Image Quality: Poor-quality images, including those that are blurry, pixelated, or distorted, are not allowed.
- Prohibited Image Content: Images must accurately represent the property and should not include elements unrelated to the advertised property. This includes but is not limited to, overlaid text, faces (unless part of an art object), excessive personal belongings, and domestic or wild animals.
- Watermarks: Watermarks on images must be discreet and should not occupy more than 30% of the image’s surface.
- AI-Generated Images: Listings must not contain images generated solely by artificial intelligence.
Property Type and Condition
- Correct Property Type: Sellers must accurately select the property type during the publication process to ensure proper categorization and that the chosen property type on the platform reflects the actual type of real estate.
- Residential Properties Only: JamesEdition only advertises residential properties. Commercial properties are prohibited and will be moderated out.
- Property Condition: Properties requiring moderate to extensive renovation may be subject to verification and potential rejection.
Video and Other Content
- Video and Floor Plan Accuracy: Videos, virtual tours, and floor plans must exclusively represent the advertised property. Generic or unrelated content is not permitted.
Duplicate Listings
- Duplicate listings for the same property within a single account are prohibited. A listing can be considered a duplicate if:
- It completely matches other listings published within an account.
- It does not completely match another listing, but they have something in common (for example, a photo, description, or price).
- The photos and descriptions are different, but the context makes it clear that we are talking about the same object.
- You have deleted or prematurely unpublished your first listing.
Sold or Not Available Properties
- Listings that are already sold or under contract will be rejected upon detection.
- Sellers are required to provide up-to-date information to ensure listing accuracy.
- Listings must be reviewed and updated at least once every 30 days to confirm availability, adjust pricing, refresh property details, and ensure compliance with platform guidelines.
- Updates may include modifying descriptions, replacing images or media, and making necessary corrections to reflect the current state of the property.
- Failure to update listing statuses in a timely manner may result in moderation actions, including removal of the listing or account suspension in cases of repeated violations.
Listing Quality Standards
- Listing Quality Index (LQI): Sellers are encouraged to provide complete, accurate, and high-quality information to enhance their listing score. Property listings with an LQI below 25 are not allowed.
- Parameter Accuracy: Property details must reflect the listing's real attributes. This includes the living area, land area, number of bedrooms and bathrooms, and listed amenities. Disproportionate, unrealistic, or misleading information may result in rejection.
- Contact Details: Listings must not contain contact details in images or descriptions.
- Country-Specific Requirements: Listings must include the required legal information parameters to ensure compliance with the country's regulations where they are published. JamesEdition reserves the right to conduct necessary checks to ensure compliance with local requirements.
Compliance and Enforcement Policies
- Exclusivity Rights: We have rights to remove a listing if it is subject to exclusivity rights held by another agent.
- Regional Listing Restrictions: Due to current platform pricing policies, JamesEdition does not allow listings under the Basic plan in certain regions. JamesEdition reserves the right to reject these listings. The list of restricted regions may be updated, and the latest version is available upon request.
- Content Compliance: We reserve the right to remove or decline to display any content that does not meet the platform's quality requirements.
Manipulative Behavior
- Listing Date Manipulation: Deleting or prematurely removing listings and publishing new ones solely to update their posting date is prohibited.
- Property Reference ID Changes: Modifying the unique reference ID of a listing to bypass moderation, refresh visibility, or manipulate performance is strictly prohibited.
- Parameter Changes: Altering listing coordinates after publication is not allowed, as well as any other fields and parameters in order to manipulate the site performance.
- Rank Manipulation: Any additional tactics designed to manipulate listing rankings are strictly prohibited and may result in the suspension of listings or the account.
What Happens if Your Listing is Declined?
When you create a listing, it is moderated automatically. Normally, moderation takes between 15 minutes to 1 hour. If a listing meets all the requirements, it will appear online. If it does not correspond to any of the criteria mentioned above, you will see a notification explaining why the listing was declined. Notifications are available in your account under the "Listings" section.
Depending on the reason, you will need to manually edit the listing or update your feed if you uploaded it automatically. Once the necessary updates are made, your listing will undergo moderation again. If the issues are resolved, your listing will appear online.
