Property Valuation - What it is and how to use it

What it is

Property Valuation is JamesEdition's free instant valuation tool for luxury property owners.

You describe your property, and within about 2–3 minutes, we generate a full valuation report — including estimated market value, comparable properties, market trends, and recommendations — which is saved to your account and downloadable as a PDF. It is free and confidential, and it takes around 3 minutes. Valuations are available for all property types, but we specialize in properties above €1,000,000.

Where to find it

Feel free to use this link  or activate it directly via the buyer account under the tab "My properties" and follow the steps:

1. Type the property address; we verify it and pull in neighborhood context automatically
   
   

2. Describe the property: bedrooms, bathrooms, living area, and land area (㎡ or ft²). Optionally add photos, a brochure, or a link to an existing/published listing, an expected price, and any notes, e.g., recently renovated kitchen, protected sea view. 
   
   
   

3. Get your report: click Get valuation. You'll see "Your report is on its way" — you can close the tab; we email you when it's ready, and it waits in My Properties

Who can use it

• Any property owner with a registered JamesEdition account — it sits in the personal account area alongside Saved Listings, Saved Searches, and Sent Inquiries.
• The report is emailed to your account email address and stored under My Properties, so you need to be signed in to view or come back to it. The report won't be removed; it stays in your account as long as you want to.
• It is free, and you can add up to 5 properties to your portfolio.
  
  

What's in the report

• Estimated market value with a low–high confidence range and a confidence score
• Key metrics — price per m²/sqft, 12-month appreciation, number of comparables analyzed, expected time to sell
• Strategic summary — suggested pricing strategy, position vs the neighborhood, prestige score
• Valuation breakdown — each adjustment (land & replacement cost, water-view premium, amenity package…) with its basis and € impact
• Market context — median price/m², active listings nearby, average days on market, sale-to-asking ratio
• Comparable listings — the closest premium properties that informed the estimate
• Value optimization — improvements ranked by return, each with estimated cost and value gain
• Agents who've listed similar properties nearby — with a Contact button, if and when you choose to reach out

What are the valuation options?

You will be offered to select one of the following options:

• Property valuation only - Your details stay with JamesEdition. We use them to prepare your valuation. Your property is not shared with any agency, and it is completely private.
• Match with an agent - The valuation will be provided by a JamesEdition partner agent.  We introduce your property to selected partner agencies in your area; an agency will contact you, normally within 3 business days. In this case, the information about the property will be provided to the agents.
