What Are Vendor Leads?
How JamesEdition connects you with private sellers who want to list their property.
What is a Vendor Lead?
A Vendor Lead is an introduction to a private property owner who has expressed interest in listing their property on JamesEdition and has requested to be matched with an agent.
This is different from a standard buyer inquiry. With a buyer inquiry, a buyer contacts you about a property you already have listed. A Vendor Lead is an opportunity to take on a new listing; the seller is coming to you.
How will I receive a Vendor Lead?
When JamesEdition matches you with a Vendor Lead, you will receive an email notification with the full details of the lead. You can also view it directly in your Business Account inbox, where Vendor Leads appear at the top of your inquiry list, clearly labelled.
Each lead includes:
- Seller's name, email address, and phone number
- Property type, bedrooms, bathrooms, size, and lot size
- Year built and property condition
- Premium features (such as pool, panoramic view, terrace)
- Address, city, and country
- Property description
The seller has already indicated they want to be matched with an agent, so they are expecting to hear from you.
How to view a Vendor Lead in your inbox
- Log in to your Business Account

What should I do when I receive a Vendor Lead?
Respond promptly. The seller is actively looking for representation and may be in contact with more than one agency. A fast, personalised response gives you the best chance of securing the listing.
When you reach out, reference the specific property details included in the lead, this shows the seller you have reviewed their submission and are a serious match for their needs.
Which plans include Vendor Leads?
Vendor Leads are available to agencies on paid subscription plans. Contact your account manager or reach out to us at support@jamesedition.com to find out if your plan includes them.
